Who I help

Relocating & out-of-state buyers

Coming to San Diego from somewhere else? This page is for you. I help relocating buyers get oriented to neighborhoods across North County and San Diego County, buy from a distance when they have to, and settle in with confidence once the boxes arrive.

Know before you go

The town matters more than the house, at first

Every relocating buyer worries about the same things: getting the area wrong, paying too much from a distance, and buying blind. I fix that by pairing you with the right neighborhoods first, then the right home inside them.

Not sure which part of San Diego fits your life

Worried about buying a home you have not seen in person

Unsure how schools and commutes really work here

Unfamiliar with local taxes, insurance, and HOA costs

Short on time to house-hunt while in town

Moving for work or military orders with a tight timeline

The process

Five steps to a long-distance move that feels local

01

The relocation call

We start with your why: a new job, family, or just a change of pace. From there we define what matters most: commute, schools, size, and the budget range that makes your move real.

02

Neighborhood match, not just listings

I'll send you honest profiles of the towns that fit: Encinitas for coastal energy, Carlsbad for family amenities, Del Mar for luxury, Vista for value, with school boundaries and commute math included.

03

Tour from a distance

Most out-of-state buyers start with video tours and detailed walkthroughs with me on the other end. You get the feel of the house and the street without burning a flight.

04

The working trip

When you arrive, I schedule a packed but doable itinerary: homes in person, neighborhoods at the right time of day, and lunch spots where you can watch the town live.

05

Close with confidence, remotely handled

I handle the paperwork, inspections, and negotiations on the ground while you're still at home. Many of my relocating clients don't see their new house again until move-in day.

Buying from a distance

How remote buying actually works

Remote buyers ask the smart questions: can I trust a video tour, and what happens at the inspection while I'm a thousand miles away? Yes, and here's how we handle it.

Live video tours, with honest eyes

I walk every room with you live, and I'll point out the things a camera hides: lot slope, street noise, neighbor proximity, that musty corner.

Papers signed from anywhere

Everything is electronic these days, and I make sure each document is explained before you sign. You'll never feel like you're approving a mystery.

Inspections I attend for you

I'm at the home during the inspection, ask the inspector the follow-up questions myself, and report back in plain English with options.

Where are you moving from?

Tell me your timeline and what's driving the move. I'll send you an honest picture of what your budget buys in the towns that fit, before you book a single flight.
