How do I win a multiple-offer situation?

With strategy, not panic. I review comps carefully with you, then structure an offer that is competitive on price and terms the seller actually cares about: timeline, contingencies, and proof of funds. Sometimes the winning offer isn't the highest, it's the cleanest.

The inspection came back scary. Now what?

Inspection reports are normal, and almost none are deal-breakers. I'll help you separate the serious issues from the checklist noise, get bids on anything big, and negotiate credits or fixes with the seller. Most homes in this range close with a repair credit.
