These are the questions I hear in nearly every first call, answered straight. If yours isn't here, ask me directly, there's no such thing as a silly question about a seven-figure decision.
What areas of San Diego County do you serve?
I work across San Diego County, with my deepest expertise in North County Coastal: Encinitas, Carlsbad, Oceanside, Del Mar, Solana Beach, Carmel Valley, and Vista. I regularly help buyers and sellers across the county as well. If your target town isn't listed, ask anyway, I probably know it or can connect you with a trusted local expert.
I'm worried about selling as-is versus making improvements. Which is right for me?
This is the most common seller question I hear, and it's never a one-size answer. I walk your home room by room with you and show the likely return on each improvement against the cost and time. In many cases a light touch, declutter, paint, and staging is the smart move. In others, especially estate sales or homes with bigger needs, listing as-is at an honest price is the better play. You decide with the numbers in front of you, never from pressure.
What if my home doesn't get any offers?
No offers usually means one of three things: the price is above what the market will support, the marketing isn't reaching the right buyers, or the condition versus price story isn't compelling. I price from real, recent comps, and if the market tells us something different after feedback from showings, we adjust early with data, not hope. Most of my sellers see offers within the first couple of weeks when we've priced and presented well.
I don't like strangers coming into my home for showings. How do you handle that?
I respect your home like it's my own. Showings are scheduled in windows you approve, qualified buyers only, and I never allow curious traffic with no intent to buy. If you prefer, we can limit showings to specific days, require pre-approval before entry, or use a lockbox with camera monitoring. You stay in control of your home until the day you hand over the keys.
I need to buy and sell at the same time. Can that work?
Yes, and it's one of the most common situations I handle. The main worry is listing before you have your next home secured. Options include a contingent offer on your purchase, a sale-leaseback so you can rent your own home back from the buyer for a period after closing, or careful dual-closing timing. We map the whole sequence before we put a sign in the yard, so you're never homeless and never stuck.
Interest rates are high right now. Should I wait to buy?
Waiting has a real cost too, prices have risen steadily in San Diego County, and they're expected to keep climbing modestly. That said, the decision is personal: what do the numbers say for your payment today versus renting, and how long do you plan to stay? I'll show you the math for buying now, including rate buydowns and how a future refinance changes the picture, so the decision is informed, not fearful.
Can you help with probate, estate, and inherited home sales?
Yes, this is my specialty and the work I'm most proud of. Inherited a home, parents moving to assisted living, going through a divorce, or a probate estate that needs to be sold: I move slowly where it matters and keep the process on track where it counts. I coordinate with executors, trustees, and attorneys, explain court timelines in plain English, and handle as-is sales with honesty and care.
I'm relocating from out of state. Can you really help from a distance?
Absolutely, about a third of the families I work with come from out of state. Modern buying is built for it: virtual tours, video walkthroughs, and detailed neighborhood briefings, plus you have a local agent who knows the schools and commutes you can't research online. When you're ready to see homes in person, I'll line up a schedule that maximizes every day you're here.
How fast will you respond, and what does working with you cost?
I return calls and messages quickly, usually the same day, seven days a week. As for fees, every transaction is different, and I'll always put the terms and any costs in writing before we work together. There is never a charge for an initial conversation, a valuation, or a walkthrough.
Do you work with military families and veterans?
Yes. San Diego County has a deep military community, and I've helped active-duty families, veterans, and retirees navigate the unique pieces of a military move: VA loans, timelines that change on short notice, and sales where the service member is far away.
