When you fly in, I schedule a packed but doable itinerary: homes in person, neighborhoods at the right time of day, and lunch spots where you can watch the town live.

Offer and close, remotely handled

I handle the paperwork, inspections, and negotiations on the ground while you're home or on base. Many of my relocating clients never see their new home again until move-in day.

  • Get mortgage pre-approval before you search, even from a distance

  • Ask about lender timelines for VA loans if you are military or a veteran

  • List your non-negotiables: commute, schools, single story, yard, view

  • Budget for property taxes and insurance, which vary a lot by town

  • Plan the school year: San Diego County districts each have their own calendar and enrollment

  • Set a move month working backward from closing, not forward from listing
