The selling guide

How to sell your San Diego County home, from price to keys

Selling is emotional, and the market is full of advice. This guide is how I actually work with sellers: honest pricing, clear prep decisions, and negotiations that protect your bottom line. My goal is your best outcome, with as little stress as possible along the way.

The first question

Sell as-is, or improve first?

Every seller asks, and the answer is never a guess. I'll walk your home room by room and show you the likely return on each improvement against the cost and time. In this market, the right move is often a light touch: declutter, paint, stage. And sometimes, honestly, the right move is to list as-is.

Staging pays

Homes that show well sell faster and for more. I'll tell you exactly what's worth spending on, and what's not.

As-is is valid

Some homes sell perfectly well as-is, especially estate sales where time matters more than the last dollar.

The process

Six steps to a confident sale

01

The honest valuation

I review comps carefully, look at condition, upgrades, and what's actually selling in your neighborhood today. You get a number I can defend, not a number that flatters you.

02

Prep: as-is or improve?

The big question. I'll show you the return on each improvement: what's worth doing, what's not, and what sells your home as-is. You decide, with the numbers in front of you.

03

Showings and the open market

We market your home to the right buyers, control the schedule, and keep your home protected. I know when sellers are nervous about strangers in their home, and I manage it with respect.

04

Offers, negotiated your way

Every offer gets reviewed term by term, not just price. I'll tell you the why behind each recommendation so you choose with confidence, whether there's one offer or eight.

05

Inspection and appraisal

Buyers' inspections find things, and that's normal. I keep negotiations fair, honest, and grounded in data, so small surprises don't derail a deal you want.

06

To the closing table

Documents, deadlines, and details handled. We coordinate your move, your new home purchase, or your timeline, right down to the wire transfer.

Why sellers call me

The moments that bring people to a listing appointment

Most of my seller clients aren't looking for an agent, they're going through a life change and need someone they trust. The list is usually one of these.

Ready to sell and move up, and found the home they want

Own a two-story and want the one-story life

Parents need to downsize, or move to assisted living

Inherited a home and decided it is time to sell

Going through a divorce and the home needs to be sold

Probate, and not sure what to do with the property

Relocating out of area and selling from a distance

Worried about listing before their next home is secured

A specialty, not an afterthought

Estate, probate, and difficult-time sales

When a home comes with a hard story, most agents treat it like any other listing. I don't. Estate and probate sales are my ideal client work: they need patience, sensitivity, clear timelines, and an agent who understands the emotional weight of emptying a family home.

  • Probate guidance

I coordinate with executors and attorneys and explain each step in plain language, including the probate court's timelines and process.

  • As-is expertise

Estate homes often sell as-is, and I know how to price, market, and negotiate them honestly so heirs get fair value without a renovation project.

  • Family first

Siblings don't always agree on the sale. I keep communication clear and decisions documented, so the process serves everyone fairly.
