Who I help

New construction buyers

Buying new construction comes with a different playbook than buying resale. This page is about how I guide buyers through new builds and new neighborhoods: understanding the process, working with builders, choosing upgrades wisely, and making sure your interests stay protected from the first sales office visit to the final walkthrough.

The fine print nobody reads

Buying new means a new set of decisions

New construction is exciting, and it also has its own traps: builder contracts written in builder language, upgrade pricing that adds up fast, and timelines that slip. I make sure you understand every page before you sign.

Confused by builder contracts and addenda

Unsure which upgrades actually pay off

Worried about timelines slipping

Not sure if a resale would be a better value

Concerned about the buyer's agent, or no agent, in a new build

Unsure where new construction is available in the county

How I help

Your advocate, from model home to move-in

01

The first visit, with a plan

Whether you're browsing or ready to sign, I'll prep you before you walk into the sales office, so you understand the incentives, the pricing tiers, and what's negotiable.

02

Contracts translated

Builder contracts run long and lean toward the builder. I read every page with you and flag the clauses that could cost you later, before you sign.

03

Upgrades that pay, not just feel good

Flooring, kitchen finishes, and layout options each affect resale differently. I'll help you spend on what adds real value to the home and your life, and skip what doesn't.

04

Inspection and final walkthrough

New doesn't mean perfect. I help you arrange independent inspections and walk every room with you before closing so punch-list items get fixed on the builder's dime.

05

Your interests, not the builder's

Once you're onsite with a builder, incentives are structured to make you their customer, not your own best advocate. I make sure your side gets protected at every negotiation.

06

Resale math included

New construction is also a resale someday. I'll show you what the finished home is likely worth relative to the neighborhood, so today's choices make sense later.

Do I really need my own agent at a new build?

Yes, and it costs you nothing out of pocket: the builder pays the buyer agent through the sale price. The sales agent's job is to sell the builder's homes. Mine is to protect you, and even though the incentives look the same, the fine print can be very different depending on who's standing on your side.

When should I get involved to protect my interests?

Before your first visit to the sales office. Once you register yourself, the builder may consider you their customer and you could lose your representation. Call me first, and I'll make sure you're registered and protected from day one.

How long does a build actually take?

Timelines vary by community and phase, and they do slip. I'll help you read the schedule honestly, plan your moving timeline with buffer built in, and structure the contract so you have options if the date moves.

Looking at new construction?

Text or call before you visit the sales office, and I'll make sure you're set up with representation from the very start. It's free to you, and it protects your position.
