Who I help

Move-up and growing families

Your first home served you well, but the family has outgrown it. This page is about trading up to the right next home: how to maximize the equity you have, time the move around school changes and growing needs, and buy and sell at the same time without losing your mind. I've guided hundreds of families through this exact transition.

Where most families get stuck

The tricky part isn't finding a bigger house

It's the puzzle of selling one home and buying another, sometimes all at once. These are the concerns I hear from nearly every move-up family, and each one has a real answer.

Worried about selling for less than the home deserves

Afraid of paying too much for the next one

Not sure what to do with the equity we have

Doing the school and commute math alone

Scared of listing before the next home is secured

Unsure if the market wait is worth it

How I help

Four steps to a smarter move-up

01

The numbers come first

We start by figuring out what your current home is really worth and how much equity you can put toward the next one. You get a number you can defend, not a guess.

02

Timing it around your family

School years, work schedules, lease renewals, interest rates: we build the timeline around your real life, not the market's convenience.

03

Sell and buy at the same time

Most growing families have this exact worry. I'll walk you through options like a contingent offer, careful timing, or a sale-leaseback so you don't end up homeless between closings.

04

Move into the right home, not just a bigger one

More square footage isn't the goal. Better layout, the right school boundary, a yard the kids can actually use: we look at what the next ten years need.

Should You Sell Your Home or Keep Your Low Interest Rate?

Can we sell and buy at the same time?

Yes, and I handle this constantly. We look at every option: a contingent offer, timing both closings to days apart, or a sale-leaseback that lets you stay in your home after closing while you buy. I'll show you the trade-offs of each and protect your position, not just the easiest path on paper.

Should we wait until rates come down?

Rates get the headlines, but the real question is your family's next ten years. If you're outgrowing this home now, waiting has a cost in rent, in life, and often in resale value of the home you buy later. We can run the scenarios together so the decision is about numbers, not what the news says.

How much of our equity can we really use?

You have equity, a down payment, and cash you may be able to pull from your current home or tap in other ways. I'll explain what your lender can make possible and show you what that buys in the neighborhood you want. You'll never guess: you'll see it in a budget you can actually use.

What about school boundaries?

School assignment is one of the biggest reasons families move up, and it's the one detail that has to be verified street by street, not by town. I'll point you to the right district offices and show you what homes in the boundaries you care about are actually selling for.
