Who I help
Real estate investors
Investing in San Diego real estate is about buying well, not just buying. This page is about how I work with investors: helping you identify real opportunities across the county, evaluate properties with honest numbers, and build and manage a portfolio that holds up over time.
Finding deals that are real
Opportunities look different across the county
San Diego County's neighborhoods don't behave alike: coastal markets move differently than inland ones, and the right opportunity for a rental in Vista differs from a fix-and-hold near the coast. I match your strategy to the submarket, not a slogan.
Evaluating rental income and cap rates honestly
Comparing fix-and-flip vs. long-term hold
Finding properties with actual upside
Avoiding overpriced or overhyped deals
Managing multiple offers from an investor like you
Building a portfolio across several towns
How I help
The investor's side of the table
01
Opportunity spotting
I watch inventory across the county and know where value shows up: priced-right fixers, strong rental markets, and quieter neighborhoods with momentum. I'll bring you options, not just the ones everyone sees online.
02
Honest evaluation
You get comps, rent comparisons, and realistic repair costs from someone who has walked hundreds of homes. I'll push back on a bad deal as fast as I'll support a good one.
03
Offers built for investors
Investors buy on terms. I structure offers that protect your numbers: inspection windows, closing buffers, and contingencies that matter to your business model.
04
Portfolio building across San Diego
Whether you're adding your first rental or your tenth door, I'll help you think about diversification across towns and property types as the portfolio grows.
05
Asset management support
From connecting with property management to understanding code and zoning basics in each town, I help you line up the team your investment needs after the close.
06
Long-term perspective
I care about your fifth purchase as much as your first. My advice is built for the long run, which is how real portfolios get built.
Straight answers
Investor questions, answered with numbers
Investing plans vary, but the questions tend to repeat. Here's how I answer them.
Where in San Diego County should I start?
It depends on your goal: cash flow, appreciation, or a mix. I'll show you how different towns compare on price per square foot, rents, and long-term trends, then help you pick where your numbers work best instead of where the hype is loudest.
How do I know I'm not overpaying?
You'll know because we'll look at sold comps, not asking prices, and model the deal from rent, holding costs, and exit value before you commit. If the numbers don't work, I'll tell you, even when it means walking away.
Do you work with out-of-town investors?
Absolutely. I handle inspections, walkthroughs, and timelines for remote investors and give you clear evidence from every property so you can decide from anywhere. Many of my investor clients never see the property until after closing.
Run the numbers
What kind of investment are you considering?
Tell me your strategy and your target neighborhoods. I'll share what's realistically available and what the numbers look like before you spend a minute touring.
