Living in Poway, California: The City in the Country
Poway calls itself 'the city in the country,' and this guide is the introduction. From the local favorites along Poway and Midland Roads and the job market anchored by the Poway Business Park, to ranch homes on acre lots, 78 miles of trails, top-ranked schools, and the community events that bring the town together, here's what living in Poway is really like.

If you've never spent time in Poway, it's easy to drive past it on the way to somewhere else and miss what makes it special. The city calls itself "the city in the country," and it earns the nickname. You get wide open spaces, rolling hills and a small-town feel, with all of San Diego a short drive away. Neighbors wave and know each other's names. You hear birds instead of traffic. Whether you're raising a family, retiring, or just want a slower pace, it has a way of feeling like a permanent vacation spot.
Where to Eat and Shop
The main strip sits along Poway and Midland Roads, and it's where you'll find the local favorites. The Hamburger Factory has burgers to die for, and Ideal Coffee covers your caffeine fix. For groceries you've got the big stores like Costco alongside Stater Bros for the weekly haul, and a Home Depot right in town when the weekend project list calls.
The Job Market
Poway punches above its weight on jobs. The Poway Business Park is home to more than 19,000 jobs across tech, healthcare and manufacturing, with General Atomics and Cisco anchoring a big presence there. And when you want the city, San Diego is 20 to 30 minutes away depending on traffic. Beaches, nightlife, the Zoo, all in easy reach.
What Housing Looks Like
The housing stock is wonderfully varied. You'll find classic ranch-style homes sitting on roughly one-acre lots, plenty of room for a pool or a garden, alongside newer builds with open floor plans, three to five bedrooms, two-car garages and hill views. Green Valley is a standout for sprawling ranch homes on acre lots, and The Heritage is a luxury gated community set right on the Maderas Golf Course. Condos and townhomes with community pools and gyms offer a lower-maintenance option, and the site of the old Stone Ridge Country Club is being redeveloped with a mix of townhomes and houses. It's a market with a real range, which is exactly what makes it work for so many different buyers.
Outdoor Life
This is where Poway really shines. There are over 78 miles of trails for hiking and biking. Iron Mountain is the local favorite climb, with views that are absolutely worth it, and Potato Chip Rock is the Instagram-famous ledge everyone wants a photo on. Lake Poway is the weekend hot spot: fish for bass or catfish, rent a kayak, or pack a picnic for the kids. Old Poway Park runs historic train rides on the Poway Midland Railroad, the Saturday farmers market brings fresh produce and live music, and there are more than 80 parks across the city.
Schools
Poway Unified is consistently ranked among the best school districts in California. Painted Rock Elementary is known for small class sizes and a focus on the basics. Twin Peaks Middle School balances academics and extracurriculars. And Poway High brings strong test scores, a killer football team and a deep list of AP classes. There are also great private options like The Cambridge School, and many neighborhoods are walkable to campus, which means a lot less carpool chaos.
Weather and Commute
The weather is hard to beat: summer highs in the 80s, winters that rarely dip below 50, and about 300 days of sunshine a year. The average commute runs about 25 minutes, with a heads-up to allow extra time on I-15 during rush hour. And Poway's crime rate is among the lowest in San Diego County.
Community Events
Poway knows how to bring people together. Summer concerts in the park with live bands and picnic blankets, Christmas in the park with twinkling lights and hot cocoa, the Poway Rodeo, and the Poway Center for the Performing Arts, which is a genuine hidden gem running everything from plays to symphony performances. It's the kind of town where you'll actually know your neighbors, and that's the whole point.
