Living in Del Mar, California: Small Beach Town, Big Reputation
What is it actually like to live in Del Mar, one of the most beautiful spots on the San Diego coast? That is the question my video tour of the town answers, and this post is the written version of it: what the tour covers, why a town of just 2.1 square miles carries so much reputation, and the full video waiting for you at the end.

Del Mar comes up in just about every conversation I have about coastal North County, and there is a reason for that. In my video tour of the town, I open the way I would on a drive together: Del Mar is a very small city, just 2.1 square miles, but it is one of the most beautiful places on the San Diego coast. This post is the written version of that tour, and the honest picture that comes with it.
Why Del Mar keeps coming up
Del Mar is the kind of town that people picture when they say they want a beach life in San Diego. It is small, it is coastal, and it sits right on the ocean with a beauty that stops you the first time you drive in. That is why it keeps showing up on shortlists for North County buyers, whether they are moving up the coast, downsizing into something smaller near the water, or relocating from out of state and trying to figure out where the real beach towns are.
What surprises people is how much fits into those 2.1 square miles. The video is my full look at the town: the coastal lifestyle that draws people here, the character of the place day to day, and the practical side of what it costs to live the picture-postcard version. My job in the tour is to show you both, the beauty and the trade-offs, so you can decide whether it fits the life you are trying to build.
What the tour covers
The video is a tour of what it is like to live there, not a list of listings. I walk you through Del Mar the way I would on a drive together: the coastal feel that makes it one of the most beautiful corners of San Diego, the beach town rhythm people fall for, and what living there day to day actually looks like once the novelty wears off.
It comes from my series on living in, moving to, and relocating around San Diego County. North County is home turf for me, and Del Mar is one of the towns people name first when they picture a coastal life here. If you want the written version alongside the video, my Del Mar neighborhood guide covers the area in more detail.
The honest parts matter most
Any town has two stories: the one in the brochures and the one you live with every day. In the video I get into both. The beauty that makes Del Mar famous is real, and so are the practical things worth weighing before you commit to the move. I will always tell you the why behind my advice, and that starts here, with the full honest tour, not a highlight reel.
The best way to take the whole tour is to watch it. The video is right below, and it is the closest thing to riding along with me through the town. When you are done, give me a call or send a message, and we can talk through whether Del Mar, or any of the North County coastal towns I cover, is the right fit for you.
