Living in Cardiff-by-the-Sea, California: The Surf Town With the Small-Town Soul

Thinking about moving to Cardiff-by-the-Sea? This guide answers that question directly: what living in the laid-back surf town between Solana Beach and Encinitas is really like, why it pulls so many North County buyers, and the honest trade-offs worth weighing before you move.

Cardiff-by-the-Sea comes up in nearly every conversation I have about the North County coast, and there is a reason for that. It is the laid-back surf town tucked between Solana Beach and Encinitas, with a reef break that surfers know by name, a bluff-top restaurant row with sunset views, and a village that still feels like a neighborhood. This guide covers what living here actually feels like, what draws people to this stretch of coast, and the honest stuff worth weighing before you move.

Why Cardiff keeps coming up

Cardiff is the quiet middle of the North County beach life, and that is exactly what draws people to it. It does not have the name recognition of La Jolla or the buzz of downtown Encinitas, and the people who live here like it that way. Buyers who fall for it are usually one of two kinds: families who want the coastal schools and the small-town feel, and surfers or outdoor types who want the beach woven into every day. It is also a favorite of empty nesters selling a larger inland home for a walkable place near the water.

Cardiff is part of the city of Encinitas, about 25 miles north of downtown San Diego, yet it keeps its own ZIP code, its own school district, and its own identity. That combination is rare: the services and community programs of a bigger city, with the character of a village that has never tried to be anything else. It sits right on Highway 101 between Solana Beach to the south and the rest of Encinitas to the north, so everything the coast has to offer is minutes in either direction.

The neighborhoods that make up Cardiff

Like most coastal towns, Cardiff is not one place. It is a handful of distinct pockets sharing one name, and knowing which is which is half of finding the right fit.

The village core around San Elijo Avenue is the heart of the town: walkable, casual, and full of the everyday places locals actually use, from the market to the coffee shops. If you want to park once and have the beach, the shops, and dinner on foot, this is the pocket.

The Walking District, south and east of the village, is a flat, laid-out grid built around the lifestyle its name promises. Homes here are close enough that the beach, the village, and the school are all walkable, which makes it a favorite for families with young kids.

The Composer District climbs the hillside above the village and delivers the panoramic ocean views Cardiff is known for. A lot of the custom homes here are built upside down, with the living areas upstairs so the view does the talking. If the coastline view is the whole point, this is where you want to be looking.

The eastern side of Cardiff mixes condos and newer custom homes at slightly different price points, and it is often where buyers find their first entry into the town. It is a reminder that Cardiff has more than one way in, even in a premium market.

The beaches

The shoreline is the reason Cardiff exists. Cardiff State Beach, San Elijo State Beach with its campground right at the sand, and the bluff-top Seaside State Beach anchor the coast, and the Cardiff Reef surf break sits just offshore. On a good day the reef holds a long, playful wave, and on an ordinary day it is simply a beautiful stretch of coast with the village behind it. Lifeguards and paid parking are available at the state beaches, which matters in summer when the lots fill early.

Restaurant Row and the village

The bluff above Highway 101 is known as Restaurant Row for good reason: the tables face the sunset across the water. Pacific Coast Grill and Las Olas are the long-running anchors up there, and Ki's has been a local favorite for decades. Down in the village, Cardiff Seaside Market on San Elijo Avenue is the neighborhood institution for everything from a quick breakfast to dinner provisions, and Pipes Cafe is the classic surf-town coffee stop. None of it is trying to be a scene. It is the kind of dining that works because it is real.

The schools

Cardiff runs its own small school district, one of the few left in the county, and it is a big part of why families land here. Cardiff School serves kindergarten through second grade, Ada Harris School takes third through sixth, and then students move into the San Dieguito Union High School District for secondary school. It is a short, tight-knit path, and parents talk about it the way they talk about the beach: with a lot of affection. For buyers who tell me schools come first, Cardiff moves up the list fast.

The honest trade-offs

Every town has two stories: the one in the brochures and the one you live with every day. Cardiff is no exception, and I will always tell you the why behind my advice, including the reasons to think twice.

The price is the first thing to name. This is a premium coastal market, and most single-family homes run well into the millions, typically $2 million and up. There is very little vacant land and almost no new construction, so what is here is what you get. Condos and townhomes offer a lower entry point, but this is not a value play, and it is not meant to be.

Second is the traffic on the 101. Highway 101 is the main drag, and it carries all the beach traffic between Encinitas and Solana Beach. On summer weekends it moves slowly, and parking at the state beaches fills early. Locals learn the rhythm of it, but it is worth knowing before you commit.

Third, Cardiff is a village, and that is the point, but it means the big errands and the bigger services are a short drive into Encinitas or Solana Beach. And because Cardiff is part of the city of Encinitas, city services and community programs come through Encinitas while the identity stays its own. None of these are reasons to skip Cardiff. They are the reasons to come in with your eyes open.

Who Cardiff fits

Cardiff fits the family that wants coastal schools and a small-town pace; the surfer or ocean lover who wants the beach in daily life; the empty nester downsizing toward the water; and the buyer who wants the North County coast without the crowds of the bigger beach towns. It is not the right fit for a buyer who needs the most house for the money, or who wants walkable nightlife and big-city conveniences. In that case, an inland community like Vista gives you far more home for the money, and it is worth a close look before you decide.

The bottom line

Cardiff-by-the-Sea is one of those places that does not try to impress you, and that is exactly why it does. The coastline, the reef, the village, the schools: it all works at a human scale. My Encinitas neighborhood guide covers the wider city in more detail, including where Cardiff fits within it.

The best way to decide is to come walk it: the village, the bluff, the beach, each one feels different on foot. Give me a call or send a message, and we can talk through whether Cardiff-by-the-Sea, or any of the coastal communities I cover, is the right fit for you. Here to help you win.
