You don't want to be homeless, and you don't want to be stuck paying two mortgages. The good news is that this situation has well-worn, well-tested solutions, and my job is to pick the right one for you.
Option one: sell first, lease back your own home
Many families choose to sell first for maximum strength on the buying side, then rent their own home back from the buyer for a negotiated period after closing. A sale-leaseback keeps you in the same house, with moving trucks scheduled on your terms, while you take your time finding the next place. It's one of the cleanest solutions for the "I want to sell first but can't move yet" problem.
