5 New San Diego Communities Worth Watching
New construction is moving fast across San Diego County right now, and this post is the written version of my video tour of five new communities I'm watching: North River Farms in Oceanside, Cotto Vera and Corte Bella in Chula Vista, Apex at North City in San Marcos, and Big Sky in Vista. Each one is at a different stage, and this post covers the floor plans, the pricing, and what to ask a builder before you sign.

If you've been thinking about new construction, this is the year to pay attention. 2025 rolled into 2026 with more new-home choices and more builder incentives than we've seen in years. Builders want to move inventory, which means buyers have more negotiating power than they might think. Before you ever sign anything, ask about rate buydowns, closing cost assistance, and upgrade packages. You'd be surprised what's on the table. Here are five new communities I'm watching across the county.
North River Farms, Oceanside
North River Farms is a huge master-planned community from Lennar, just minutes from Oceanside's harbor and pier. It offers multiple home collections, including an attached guest suite option that's great for multigenerational living. You'll find single-story and two-story homes up to about 3,000 square feet, starting in the high $900,000s and climbing into the low $1 millions. The amenities are serious: a large pool and lounge area, walking trails, a clubhouse, fitness center, playground and pickleball courts. It even borders the Milano Farm stand, with seasonal events, u-pick flowers and fresh produce. Lennar is offering closing cost credits or temporary rate buydowns with their in-house lender. The largest plan runs about 4,700 square feet with a super-open layout, a covered sun room, a downstairs primary bedroom, luxury vinyl plank flooring throughout most of the house, a gigantic primary bathroom with soaking tub and standalone shower, dual vanities and his-and-her closets. It's all-electric and comes with solar automatically, and on hill lots you can catch possible water views. If you want that built-in guest suite, this is the floor plan to see.
Cotto Vera, Chula Vista
Down in Otay Ranch, Cotto Vera is a vibrant master-planned village that blends small-town charm with modern design, all centered on a beautiful central square park. It's walkable by design, with colorful architecture, tree-lined streets, and a mix of single-family homes, townhomes and apartments around a lively town center. You get art-inspired parks, a dog run, playgrounds and community spaces, with the Village Walk district right nearby for local shops, cafes and events. It's a true live-work-play setup with top-rated schools and convenient freeway access, sitting right in the path of East Chula Vista's growth.
Apex at North City, San Marcos
Also from Lennar, Apex at North City brings detached contemporary homes of about 2,400 to nearly 2,600 square feet to a lively, walkable setting in San Marcos, priced right around $1.2 million. It's part of the Hill District, with the same amenity package as North River Farms plus a dog park. You're about 15 miles from the beach in Carlsbad, and a short drive from Twin Oaks Golf Course, Lake View Park, Lake Hodges and Double Peak if you like to hike. Buyers who get in early on a release cycle sometimes pick up builder-paid closing costs. It launches this summer, with building scheduled through 2026.
Big Sky, Vista
Big Sky is Shea Homes' newest community in the rolling hills of Vista, and it's a special one: only 25 homes total. The floor plans are spacious, from about 2,900 to 4,000 square feet with three to four bedrooms, three to four bathrooms, and two to three-car garages. Five of the plans are single-story, and there are several elevations that give it a more custom-home feel. Pricing hasn't been released yet, but Vista pricing generally runs below nearby coastal neighborhoods, so expect it to be one of the more approachable options on this list. Early-phase buyers at Shea sometimes lock in introductory pricing or landscaping allowances, so it's worth getting in the door early.
Corte Bella, Chula Vista
The newest addition to the award-winning Otay Ranch master plan, Corte Bella is built by Pacific Coastal Communities. These are stylish two-story detached homes with an open-concept layout, spacious great rooms and contemporary kitchens. Floor plans run about 2,100 to 2,500 square feet with three to five bedrooms, optional lofts and a private yard. It's near excellent schools, parks and the upcoming University Village District, with easy access to shopping, dining and major freeways. For being brand new it feels remarkably settled, which is exactly the point.
A quick note: I put together a free interactive relocation guide with neighborhood breakdowns, housing options, school ratings and commute times, and I'm always up for a pressure-free Zoom call to talk through which of these fits your life. New construction is moving fast right now, so the best time to look is before you think you're ready.
